Unless you’ve been living in a cave for the last couple of years you’ve heard many different opinions about the housing market…and I’d venture to say even the cave dwellers have their opinions about where the market is headed (maybe that’s why they sold their house and moved to a cave in the first place). As a REALTOR who interacts with the public on a daily basis and gets no less than 500 emails per day (I’m exaggerating but its close) on the state of the market, new legislation, yada, yada, yada I think I’ve heard every opinion there is to hear. From the market has already recovered and we’re on the upswing to the world is ending and your house that you bought for $150,000 in 2005 will be worth $15,000 at the end of this year. So who do you believe?? Bottom line is this – there will always be people who have to buy homes for a variety of different reasons. If you’re thinking about buying or selling a home you need to look at LOCAL supply and demand levels for the type of property you’re buying or selling and where those supply and demand levels are headed in the future…because the most important market is the one in your neighborhood!

Okay…I know it’s a buyer’s market but can I really get a home for $1? Yeah…if you’re buying it from your parents…otherwise NO regardless of what the late night infomercials will tell you. I was recently speaking with someone who purchased a home from his parents (along with his siblings) for a dollar a piece and was now getting ready to sell the home and was wondering about capital gains. Now let me preface this by saying that I’m not a tax professional so don’t rely on this as professional tax advice. This is merely a “heads-up” for you to contact a tax professional if you find yourself in the position of being able to buy a home for real cheap. Anyway I started doing a little bit of research and it turns out that capital gains may be owed on the entire sale price (minus the $1 purchase price + expenses). A better option MAY HAVE BEEN to gift the home to them or leave it in her estate to avoid huge capital gains taxes. So moral of the story…if you’re lucky enough to be able to buy a home for a dollar stop everything, pick up the phone, and call your tax preparer.

I know its usually the 3rd time but whoever made up that saying apparently never dealt with short sales. But 5 offers later we were able to finally close on 102 Dove Tree Road with the buyer getting a great deal and the owner of the property finally being able to move on with their lives. If you need to sell your home and think you may owe more than its worth Contact Me today to see if I can help you.
